A finca on Mallorca can cost a few hundred euros a night – or significantly more. This information is about as helpful as being told that a car costs somewhere between a used compact car and a Ferrari.

If you want to know what a finca on Mallorca really costs, you have to take a closer look: How many people are traveling? When? Where should the house be located? How many bedrooms are needed? Is there a private pool? Is the sea nearby? And above all: What costs are added to the actual rental price?

Especially with vacation homes, the total price is often the wrong figure. A house for 4,000 euros a week sounds like a lot of vacation at first. However, if eight people are traveling together, it comes to around 500 euros per person per week, or around 70 euro per person per night. Suddenly, the same number looks different. That is why we are going to look at the costs of a finca on Mallorca in the way you actually pay them.

In short: How much a finca on Mallorca costs depends primarily on the time of travel, location, size, amenities, and occupancy. For larger vacation homes for six, eight, or more guests, the price per person is therefore often more meaningful than the total price. If you would like to compare directly, you can find our fincas on Mallorca here.

What does a finca on Mallorca cost per week?

There is no reputable flat rate. The prices for vacation homes and fincas on Mallorca fluctuate considerably depending on the season, location, size, and amenities. The summer months and vacation periods are particularly in demand and therefore more expensive. A house with a private pool, several bedrooms, and a good location usually costs more than a small vacation home outside of peak season.

The deciding factor is therefore less the question "What does the finca cost?" and more "What does it cost per person?" Calculation example: If a vacation home costs 3,500 euros for seven nights, that is around 125 euros per person per night for four guests. For six people, it is around 85 euros. For eight people, around 65 euros. The house hasn't become a cent cheaper. You are simply dividing it among more people.

"A finca is not expensive or cheap. The deciding factor is how many people you share the price with."
— Gassi

Gassi lives on Mallorca and scouts out houses, locations, and everything that can make a finca vacation better or worse for WOW FINCA. His calculation is quite simple – and surprisingly relevant for larger travel groups. Instead of three or four hotel rooms, you pay for a vacation home together and, depending on the accommodation, get a kitchen, living areas, terraces, a garden, and a private pool on top. If you are traveling with several friends or families, you can find more about this in our guide Finca on Mallorca for groups.

What makes a finca on Mallorca expensive?

The first big factor is the travel time. Mallorca in February and Mallorca in August are two different islands in terms of price. In the high season, high demand, school vacations, and limited availability come together. Those who can travel outside of the classic summer weeks often find a better balance between price, selection, and performance.

The second factor is the location. Sea views cost money. Proximity to the sea usually does, too. Popular coastal towns and particularly sought-after regions can be significantly more expensive than houses in the interior of the island. However, this does not automatically mean that the more expensive location is better for your own vacation. We compare in detail which area suits your vacation in our guide Where to vacation on Mallorca?.

"Sea views cost money. If you want to have it every morning, that's fine. If not, there are very beautiful houses on Mallorca where you can spend your money on something else."
— Gassi

If you mainly want to lie by the pool, cook together, and discover different beaches with a rental car, you might not need a premium, first-line sea location. However, if you want to walk to the sea every morning, you should plan your budget for exactly that.

Then come size and amenities. Four bedrooms usually cost more than two. Several bathrooms are not only pleasant for larger groups but also a feature. A large private pool, air conditioning, outdoor kitchen, sea views, expansive grounds, or special architecture can further influence the price. With a finca, you are not simply paying for square meters. You are paying for the combination of house, location, amenities, and time of travel.

What additional costs can arise with a finca on Mallorca?

Depending on the vacation home and provider, costs such as tourist tax, final cleaning, a security deposit, or certain consumption-based costs may apply in addition to the rental price. Which costs are already included in the price differs from one accommodation to another. Therefore, before booking, you should not only compare the prominently displayed weekly price but check the actual total price.

How transparent this can look is shown, for example, by our Villa Marie Sol in Cala Pi: Seasonal prices, security deposit, and details regarding final cleaning, electricity, bed linen, and towels are listed directly with the house.

In addition, there are expenses that, strictly speaking, do not belong to the finca but very much do belong to a vacation. Especially for vacation homes outside of towns, a rental car on Mallorca is often useful or necessary. Then there are groceries, restaurant visits, and personal expenses. At the same time, a finca offers possibilities that a hotel room does not: breakfast at home, cooking together, drinks from your own fridge, and an evening at the grill instead of several restaurant bills. Whether this actually saves money depends heavily on the travel group. Eight people can buy astonishing quantities of food as soon as someone in the supermarket says the words "barbecue night."

If you prefer to skip the first big shopping trip completely, you can also have groceries put together before you arrive via our WOW MART.

Calculation examples: the price per person

The price per person depends directly on how many guests are sharing the total price. Especially with larger vacation homes, a price per week that seems high at first can look significantly cheaper per person.

Calculation example at 3,500 euros for seven nights:

4 people: approx. 125 euros per person/night
6 people: approx.
85 euros per person/night
8 people: approx.
65 euros per person/night

Calculation example at 4,500 euros for seven nights:

4 people: approx. 160 euros per person/night
6 people: approx.
105 euros per person/night
8 people: approx.
80 euros per person/night

"With a vacation home, I wouldn't ask what it costs per week. I would ask what is on the bill per person at the end."
— Gassi

That is precisely why you should always look at the total price and price per person at the same time when considering a finca on Mallorca. A large vacation home can look expensive at first glance and still offer an interesting price-performance ratio at full occupancy.

Finca or hotel on Mallorca: What is cheaper?

There is no blanket answer to that. For two people traveling for a week and wanting to be out and about most of the time, a good hotel can make more economic sense. After all, two people are paying for a living room, kitchen, terrace, pool, and grounds at a finca – even if five of the six sun loungers remain permanently unemployed.

For families or groups of six, eight, or ten people, the calculation changes. In a hotel, several rooms are required. In a finca, on the other hand, a total price is divided among the group. At the same time, shared living and outdoor areas are available. Therefore, when comparing a finca and a hotel on Mallorca, it is worth looking not only at the overnight price but also at how many rooms are required and which services are actually comparable.

Where should you not skimp on a cheap finca?

A cheap price is great. Until you find out why it was cheap. When looking for vacation accommodation, you should therefore not look exclusively for the lowest weekly price. Important aspects are a comprehensible description, transparent costs, real photos, reliable amenities, and legally rented accommodation. You should also check the location on a map before booking. "Just a few minutes from the sea" is a nice phrase. However, five minutes by car and five minutes on foot are two different vacations.

"The cheapest vacation home is only cheap if nothing is missing afterwards that was important to you."
— Gassi

The same applies to the number of sleeping spaces. "For eight people" can mean four decent double rooms. In theory, however, it could also mean that someone discovered a sofa bed at some point. If you are traveling with several adults, you should therefore check bedrooms, bed sizes, and bathrooms individually. The cheapest price per person is of little use if, on the second night, you have to draw straws to see who sleeps on the living room sofa.

You can find a detailed checklist for this in our guide Renting a finca on Mallorca: What you really should look out for.

When are fincas on Mallorca cheapest?

Those who are flexible with travel dates have one of the biggest levers when it comes to price. Outside of the classic summer vacations and peak travel times, fincas on Mallorca can be offered at lower prices and there may be a wider selection. Spring and autumn are therefore interesting for many travelers – especially if the vacation doesn't have to consist exclusively of high summer, the beach, and 35 degrees.

You can also save money effectively regarding location. Not every travel group needs a sea view. Not everyone has to live 200 meters from the beach. Often, you get more property, more peace and quiet, or more house for the same budget in the interior of the island. Conversely, those who want to go swimming on foot every morning should save money elsewhere rather than on the location.

And finally, it is worth choosing a vacation home that is a good fit for the group. A finca for twelve people is rarely the most economic solution for six guests. For twelve guests, however, the same house can become very interesting in terms of price. For really large groups, the Finca Rotana for up to 16 people shows why the total price alone is not the deciding factor, but rather how many full-fledged bedrooms, bathrooms, and communal areas are available for it.

What does a WOW FINCA cost?

There is no flat rate for our vacation homes either, because the house, size, travel time, and occupancy vary. As a guideline: WOW FINCAs on Mallorca are available from approx. 20 € to around 125 € per person per night. The actual price depends on the respective vacation home, the travel period, and the occupancy. That is why we find the question "What does the house cost?" only half as interesting. The better question is: What does our vacation cost per person – and what are we getting for it?

With a finca, that includes more than just a bed and a bathroom. You get a shared space: breakfast on the terrace in the morning, a private pool in the afternoon, and the option to stay seated for another three hours in the evening without having to ask for a bill at some point. Whether that is cheaper than a hotel cannot be stated as a blanket rule. For six, eight, or ten people, however, it is definitely worth doing the math. If you want to do the math yourself now, you can find all WOW FINCAs on Mallorca with their respective prices and sizes here.

A shared price is a small price.
