Renting a finca on Mallorca is easy. Renting one that still seems like a good idea a week later takes about ten minutes more.
Because in photos, almost all of them look good: pool, natural stone, olive tree, and somewhere a wicker chair that has apparently been waiting for centuries for its debut in a vacation home catalog. More interesting are the things you don't see in those pictures. How far is it really to the beach? Are all bedrooms air-conditioned? Are there enough bathrooms for ten people? Can you walk to dinner in the evening? And does "quiet location" mean pleasantly quiet – or 25 minutes to the nearest loaf of bread?
And there is something else people often forget during their search: a good finca consists of more than just the house. The deciding factor is also how easy the vacation will be while staying there. Anyone who doesn't want to do the first big grocery run themselves, would like to have a private chef come by in the evening, or wants to have airport transfers taken care of before the trip should include such options in their selection process.
That is exactly what this is about. Not finding the most beautiful finca on Mallorca, but the right one for your vacation.
Renting a finca on Mallorca: The quick answer
If you want to rent a finca on Mallorca, before booking, check above all the location, actual bedrooms, number of bathrooms, air conditioning, pool, distance to the beach and shopping facilities, accessibility, mobility, and tourist license. For families, pool access, stairs, cribs, and high chairs are added requirements. For larger groups, having enough bathrooms, fridge size, a communal dining area, shaded spots, and parking facilities become more important.
And before you book, spend ten minutes on Google Maps. We'll get to that. It might be the most valuable ten minutes of your vacation.
1. Where should you rent a finca on Mallorca?
The infinity pool is fantastic. Unfortunately, the house is an hour away from everything you actually wanted to do. That is why we would never pick the most beautiful finca first. The area comes first.
For long sandy beaches and family vacations, for example, Alcúdia and Playa de Muro are interesting. Anyone wanting small coves and various coastal towns should look at the east and southeast around Porto Cristo, Portocolom, Cala d’Or, and Santanyí. For peace, the "finca life," and excursions in different directions, the center of the island can be exciting. Hikers, on the other hand, will likely be happier in the Serra de Tramuntana.
We have compared which area suits you in detail in our first guide, "Mallorca. Done Right. – Where to spend your vacation on Mallorca?" Nevertheless, the most important rule remains surprisingly simple: don't ask where the most beautiful finca is first. Ask yourselves what you want to do for seven days. After that, the selection becomes significantly smaller. And better.
2. How many bedrooms does a finca for 6, 8, or 10 people need?
Eight people do not automatically mean eight good sleeping spots. That sounds banal until you see "for 8 people" somewhere and find out from the floor plan that two of them must apparently be big fans of the sofa bed.
That is why we don't look at the maximum number of people first, but at the proper bedrooms. If eight adults are traveling together, we would normally look for four full-fledged double rooms. For ten people, accordingly, five – unless it is completely clear beforehand who sleeps where. For families, the calculation can of course look different: children might share a room, a baby sleeps in a travel cot, and suddenly a different layout fits perfectly.
Our Cayo vacation home shows what that can look like in practice: six guests, three real bedrooms, and three en-suite bathrooms. For larger groups, you should take just as close a look – and not just at the large number next to "maximum occupancy."
Therefore, check the actual bedrooms, bed sizes, and additional sleeping options. "10 sleeping spots" and "5 double rooms" are two completely different pieces of information. It is better to find that out before arrival than when distributing the keys.

3. How many bathrooms does a finca need for a larger group?
Eight people are surprisingly happy to share a pool. A bathroom develops potential for conflict much faster.
For a larger group, we would therefore consider bathrooms almost as important as bedrooms. Four double rooms with four bathrooms can make a vacation significantly more pleasant than an extra living room that looks spectacular in photos and that no one enters after day two. En-suite bathrooms are particularly comfortable when several couples or families are traveling together.
Especially for larger groups, it is worth looking at houses that are actually designed for it. Our Caridad vacation home for up to 10 people is a good example of why we don't just count beds for a group finca. You can find more about this in our guide, Finca on Mallorca for groups – Mallorca with many people.
For ten people, we wouldn't just ask: "Does the finca have five bedrooms?" but immediately after: "And how many bathrooms?" Romance has its limits. One of them lies before the bathroom door in the morning.
4. Does a finca on Mallorca need air conditioning?
"Finca with air conditioning" sounds sufficient at first. More interesting, however, is the question: Where exactly? In the living room? In two bedrooms? In all bedrooms? Or only in certain areas of the house?
Mallorcan summer nights can be warm. That is why, for a finca, we are not interested in whether air conditioning exists somewhere, but which rooms can actually be cooled. Especially with larger houses, it is worth checking every bedroom individually. The same applies outside of midsummer for available heating options.
A detailed list of amenities is sometimes more interesting than 37 photos of the pool. Unfortunately, it looks worse on Instagram.

5. What should you look for in a finca pool?
A pool is not just a pool, even if the same word appears everywhere in the search filter. A 15 × 4 meter pool is something else than a small plunge pool. An infinity pool works differently than a family pool that can be secured for children. And a pool right in front of the terrace feels different than one located somewhere behind the house.
You can see how different it can be just by looking at our own houses. The Villa Azul with infinity pool offers a completely different pool experience than the Finca Floriana with its 15 × 4 meter pool. In the filter, both still just say: Pool.
Therefore, look at size, depth, entry, location relative to the house, shade, and lounging areas. For families, it is also important how the pool is accessed and whether safety features are in place. For eight friends, a different question might be more urgent: are there eight lounge chairs? Life has different demands.

6. What does "500 meters to the sea" mean for a finca?
On Mallorca, proximity to the sea is not automatically proximity to the beach. That is a small linguistic difference with a surprisingly large impact.
Mallorca has a lot of coastline, but not every meter of it is suitable for laying down a towel and walking comfortably into the water. Between you and the sea, there could be rocks, cliffs, or a path that no one with a cooler bag and a beach umbrella would voluntarily walk twice a day.
That is why we are interested in three different pieces of information: distance to the sea, distance to the nearest swimming beach, and distance to the beach you actually want to go to. Just as important is the question of how you get there. 800 meters on foot through a town can be wonderful. 800 meters down a slope and later back up is a different kind of activity. Especially with children. And an inflatable flamingo.
That is why we don't just look at the distance to the sea around our houses, but also at the beaches and coves you would actually want to use. That is exactly why our WOW Beach Guide for Mallorca exists.
7. What does "quiet location" mean for a finca on Mallorca?

A finca in the middle of nowhere can be fantastic. That is, after all, why you book it: morning peace, a large property, a pool, and no one reserving the lounge chair next to you with a towel at 7:14 AM.
You just should know beforehand how much "nowhere" you have booked.
Therefore, check the distance to the nearest supermarket, bakery, restaurant, and larger town. And above all: how often will you likely drive that route? 15 minutes to the supermarket sounds harmless. Until someone forgets milk in the morning. Then it becomes 30.
By the way, quiet doesn't automatically have to mean living alone among three olive trees. Our Magico town house works completely differently: town on your doorstep instead of country roads before breakfast. That is why you should first be clear about how you want to live – and only then about which house looks best in the photos.
8. Do you need a rental car for a finca on Mallorca?
For a rurally located finca, the answer is usually: yes. But not automatically.
A town house in the middle of the village with restaurants and shops right at your doorstep allows for a completely different vacation than a finca on a large property outside. Anyone who mainly wants to enjoy the pool, the house, and the surroundings and has organized transfers might need surprisingly little car. Those who want to discover coves, visit markets, try out different restaurants, and explore Mallorca will usually appreciate a rental car very much.
Our rule of thumb is therefore: The more rural the finca, the less we would experiment with the car. Mallorca's public transport network connects many places with one another. However, the bus rarely drives all the way to your olive tree.
Anyone who doesn't want to turn their arrival into a small obstacle course between the rental car counter, supermarket, and finca can also organize services for their stay through WOW FINCA. Your vacation can easily start at the airport.

9. How important are supermarkets and restaurants nearby?
Very. Even if hardly anyone talks about it when booking.
The first grocery haul for eight or ten people is, after all, no longer just "shopping." It is logistics. Water, coffee, milk, fruit, drinks, breakfast, barbecue supplies, and things that one person absolutely wanted and then no one eats. That is why the distance to the next reasonable supermarket can become surprisingly relevant.
The same applies to restaurants. If you like going out to eat in the evening, it makes a big difference whether restaurants are within walking distance or if someone always has to drive.
However, there is a third option: don't go shopping at all. Via the WOW MART, you can put together your shopping list before the trip. We deliver the order to the finca and, if desired, can even put the groceries away so that upon your arrival, not only the pool but also the fridge is ready.
That changes the question about the next supermarket a little. It can then happily be a few kilometers further away.
And incidentally, the first day of your vacation doesn't begin between crates of drinks and paper towels, but where it belongs.
At the pool.

10. Can you have someone cook for you in a finca on Mallorca?
Yes – and that is exactly one of the advantages of a private finca, which is surprisingly rarely talked about during booking. Having your own kitchen doesn't automatically mean someone from the group has to stand in it every evening.
Via the WOW Concierge, you can, for example, get a private chef directly to the finca. The chef comes to you, brings the necessary ingredients, prepares the food on site, serves it, and takes care of the kitchen afterward.
This could be a paella by the pool, a tapas evening, or a multi-course dinner. Especially for larger groups, this becomes a quite interesting alternative to a restaurant: no one has to drive, no one has to find a table for ten people, and no one has to realize after eating that they are unfortunately the one with the car keys today.
The most important distance in the evening is then roughly:
Terrace → Dining table.
We can work with that.
11. Finca or hotel: How much service do you want on vacation?

In the past, the distinction was pretty simple: hotel means service, finca means doing it yourself.
That is only partially true today.
A finca primarily gives you what many book one for in the first place: a house of your own, your own bedrooms, a kitchen, a terrace, a garden, and a private pool. These days, that can be supplemented with services you might be more familiar with from a good hotel – only now, it’s all yours.
At WOW FINCA, this can for example be shopping via the WOW MART, a private chef and other concierge services. Depending on the vacation, this can also include other things such as transfers, yoga, massage, boat and yacht experiences, or restaurant reservations.
This is quite relevant for choosing a finca. Because if you want peace and privacy, that doesn’t automatically mean you have to spend seven days shopping, cooking, and organizing.
Living on your own is different from doing everything on your own.
We think that is a pretty important difference.
12. What should you look for in a finca in Mallorca with children?
Children are surprisingly uninterested in natural stone facades. Pools, on the other hand, more so.
For a finca in Mallorca with children, in addition to bedrooms and location, we would therefore pay special attention to practical things: How is the pool accessible? Are there stairs or significant changes in elevation? Can the property be enclosed? Is there enough shade? What is the path to the beach like? Are there baby cots and high chairs available? And how long is the drive to the nearest supermarket?
Then there are the things you can theoretically lug from home to Mallorca: travel cot, high chair, car seat, baby monitor, stroller, and toys. You can do that. But you can also organize these kinds of things for your stay and use your luggage space for things that you actually need in Mallorca.
Swim trunks, for example.

13. What should you look for in a finca for 10 or more people?
With a large group, the search quickly focuses on "finca Mallorca 10 people". Perfectly logical. But ten people need more than just ten beds.
They need a dining table where ten people can actually sit, enough chairs outside, shade, refrigerator volume, dishes, bathrooms, parking spaces, and space by the pool. And ideally an area where everyone can sit together without three people eventually ending up on a wall.
With truly large groups, the difference becomes especially clear. Our luxury finca Rotana for up to 16 people has eight bedrooms and eight bathrooms. That is something completely different from a house that somehow scrapes together sixteen sleeping places.
Especially with such group sizes, additional services become interesting. Filling a refrigerator for two people is just a shopping trip. Filling a refrigerator for twelve people is already approaching event management. Shopping service and private chef then suddenly sound less like luxury and more like a fairly sensible idea.
That is why, for fincas for 8, 10, 12, or 16 people, we would always ask: Does the house really function for this group size – or can it just accommodate them? That is a big difference.
14. How important is the access road to a finca?

Google Maps has a sense of humor. Sometimes it shows you a road. Mallorca later shows you something that is approximately the same color.
Many rural fincas are naturally located off the main roads. That is part of the charm. Nevertheless, it is worth taking a look at what the last few kilometers look like before booking. Is the access paved? Is there a long gravel road? Is the gate easily accessible? How wide is the access? And how many vehicles can park on the property?
For a small rental car, some things don't matter at all. With two families, several cars, and a lot of luggage, that changes quickly.
15. Should a finca on Mallorca have a tourist license?
For vacation rentals on Mallorca, it should be traceable that the property is a regulated accommodation with the appropriate tourist license. We would therefore always check this information before booking.
For our houses, we make the corresponding information visible directly on the property page. For the holiday home Cayo, for example, you will find the details regarding vacation rental together with the other property data. That is how information that no one should have to go searching for should look.
Especially with supposed bargains, we would take a closer look. You can photograph a pool. A proper rental operation should be provable.
16. What incidental costs can arise with a finca on Mallorca?
The displayed nightly rate does not automatically have to be the total vacation price. Therefore, check before booking which costs are already included and what is charged extra.
Depending on the accommodation, for example, tourist tax, deposit, final cleaning, or optional additional services may be relevant. The decisive factor is therefore less the biggest price on the site than a simple answer to a simple question: What are we paying in total at the end?
Not "From 312,-*" and somewhere at the bottom an asterisk that is now busy employing its own accounting firm.
17. What should be clarified before booking a finca?
Actually, everything that you don't want to discuss later: total price, payment terms, deposit, cancellation policy, check-in and check-out, final cleaning, bed linen and towels, pool usage, pets, baby cots, high chairs, and potential additional guests.
The same applies to additional services. If you already know that you want an airport transfer, a stocked refrigerator, or a private chef, clarify these things if possible before the trip. A good vacation can handle a surprising amount of spontaneity. With ten people, however, spontaneity eventually requires a calendar.
A good booking is surprisingly unspectacular.
That is a compliment.
18. Finca or hotel on Mallorca – which is better for groups?
With six, eight, or ten people, the math changes. In a hotel, the group is spread across several rooms. In a finca, you share the kitchen, living room, terrace, garden, and pool. That can be great, especially if time together is an important part of the vacation.
In the morning you meet outside. Someone makes coffee. Two are still sleeping. One claims to be making breakfast today. By 11:30 a.m. there is coffee.
The difference from a hotel does not mean you have to do without service. The WOW MART can handle the shopping, and additional experiences and services around the finca can be organized via the WOW Concierge. This gives the whole thing a certain appeal: Private pool, your own house, and yet nobody is forced to chop onions for ten people.
Those who, on the other hand, want a breakfast buffet every morning, daily room cleaning, a reception, and as little organization as possible might be happier in a hotel. It is not about which concept is fundamentally better. But which one suits you.
19. The 10-minute check before every finca booking
You have found a finca. Photos look good, pool looks good, price fits. Do not book yet. Open Maps and check six routes: to the next proper supermarket, to the next bathing beach, to the next restaurant, to the next larger town, to Palma airport, and to two places you definitely want to visit during your vacation.
After that, take a look at the satellite view. What is located around the property? Road, neighboring houses, farmland, a town, or actually nothing at all? Then check the amenities again: bedrooms, bathrooms, air conditioning, pool, and outdoor area.
And then ask yourself one final question: Which of these do we actually want to do ourselves on vacation? Shopping? Cooking? Organize transfers? Look for restaurants? Plan excursions? All completely fine. You just have to be aware of the answer. After all, some of it can be taken care of before arrival via WOW FINCA.
Ten minutes are often enough to turn a "Wow, beautiful finca" into a much more important "Yes, it suits us".
The most important question before booking
We look at many holiday homes. And at some point, you realize: the best house is not automatically the one with the largest pool, the most spectacular sea view, or the most square meters. It is the house where the vacation works out the way the people in it want it to.
Two families with children need something different than eight friends. A couple that goes out to eat every night needs something different than a group that will probably personalize the grill on the second day. People who want to see a different cove every morning need a different location than people who want to find as few reasons as possible to leave the pool for seven days.
And perhaps part of your perfect finca vacation is that food is already in the fridge upon arrival, a chef takes over the kitchen for one evening, and you don't have to worry about a few other things either. That is exactly why we at WOW FINCA don't just think about houses, but also about what makes for a good vacation around these houses.
Therefore, our advice: Don't book the finca with the most beautiful photos. Book the finca where your vacation works.
The pool can still be beautiful, though.
We aren't completely sensible, after all.

Frequently asked questions about renting a finca on Mallorca
What should you look for when renting a finca on Mallorca?
Particularly important are the specific location, the actual number of bedrooms and bathrooms, air conditioning, pool, distance to the beach and shopping, access, mobility, and a proper tourist license. For larger groups, it should also be checked whether the dining area, outdoor area, refrigerator, and parking facilities are actually designed for all guests.
Where is the best place to rent a finca on Mallorca?
That depends on the planned vacation. The east and southeast are good for small coves and various coastal towns. The center of the island is interesting for peace and quiet and excursions in different directions. Families focusing on long sandy beaches should also consider the north. For hiking and mountain landscapes, the Serra de Tramuntana is particularly interesting.
Do you need a rental car for a finca on Mallorca?
For rurally located fincas, a rental car is in most cases very practical. If the accommodation is located in the middle of a town and restaurants, shops, and public transport are within walking distance, it can also work without one. The decisive factor is the specific location and not just the region.
What does "finca" mean on Mallorca?
The Spanish word "finca" generally refers to a piece of land or an estate and not automatically to a specific type of holiday home. In tourism, "finca on Mallorca" is frequently used for detached holiday homes or country houses, often with grounds, a garden, and a pool.
How many bedrooms do you need for eight people?
For eight adults, four full-fledged double rooms are usually the most comfortable solution. Families can get along well with a different room layout depending on the age of the children. It is crucial not only to check the stated maximum number of guests but the actual beds and bedrooms.
What does "near the sea" mean for a finca?
Proximity to the sea does not say anything about the distance to a usable beach. Mallorca's coastline consists largely of rocks and cliffs. Therefore, you should also check how far away the next suitable bathing beach is and how you get there.
Can you have groceries delivered to the finca on Mallorca?
At WOW FINCA, you can put together your shopping via the WOW MART before arrival and have it delivered to the finca. This allows the first day of vacation to begin right in the accommodation instead of with a major shopping trip for the entire group.
Can you book a private chef for a finca on Mallorca?
Yes. A private chef can cook directly in the finca so that the group does not have to drive for dinner or cook for themselves. At WOW FINCA, such services can be organized via the WOW Concierge. Especially for larger groups, this can be an interesting alternative to a restaurant visit.
What services can you book for a finca on Mallorca?
Depending on the provider and accommodation, additional services such as grocery delivery, airport transfer, private chef, yoga, massage, boat or yacht experiences, and restaurant reservations can be organized. At WOW FINCA, we bundle such services in the WOW Concierge and the shopping in the WOW MART.
Is a finca on Mallorca suitable for families?
A finca can be especially pleasant for families because it often offers more space, its own kitchen, an outdoor area, and a private pool. With small children, special attention should be paid to pool safety, stairs, the property, shade, beach access, and available children's equipment.
Is a finca on Mallorca sensible for ten people?
Especially for larger groups, a finca can be very attractive because common areas, kitchen, terrace, and pool can be used together. It is important, however, that the house not only offers ten sleeping places but that bathrooms, dining areas, outdoor space, and equipment are actually designed for this group size. For large groups, a shopping service or a private chef can also be interesting because they eliminate part of the daily organization.
